Accessory Dwelling Units
New York State Grants Available to support low-and moderate-income homeowners to build or renovate ADUs. ADUs can stabilize housing expenses or safely house a family member nearby.
The Utica Center for Development is helping homeowners develop and bring up to code an Accessory Dwelling Unit. Grants of up to $125,000 are available for each assisted property. The grant is from the New York State Homes and Community Renewal.

Who Qualifies for an ADU?
- Homeowners who wish to build a new ADU on their property
- Homeowners who need to renovate their existing ADU and/or bring it up to code
- Households with incomes at or below 100% of area median income.
- Homeowners whose primary residence will be assisted with grant funds
- ADUs that will have a year-round tenant, who may also be a family member, and will not be used for short-term or vacation rentals.
ADUs may be:
- Small stand-alone units on a single family lot;
- Basement apartments;
- Garage conversions; or
- Any other permitted unit types.
